New price - €350 000!

Although our apartment was on sale for most of 2025, we only had two visits by real potential buyers. I lost count of the number of estate agents who visited the apartment and tried to convince me that, if only I signed a mandate with them, they would be able to find lots of interested customers (and charge me €20,000 or more!). There must have been at least 30 of them. 

The problem is that, although the apartment is truly remarkable, if we don't have visits from potential buyers, then nothing will happen. 

So, change of strategy. All the announcements have been offline for a couple of months now. But starting on the 1st January 2026, we are going all out. The asking price has been dropped to a value  way below the price proposed by LeBonCoin - they suggest €447 222 with a range from €335 416 to €559 028.

The hope is that with a price so low, we will get loads of visits, and hopefully someone will have the same "coup de coeur" that we had back in 2016! I only visited one apartment before deciding to buy it!

So, I have reserved the apartment for the entire period from January 4th to January 23rd (no Airbnb!), and will be at the apartment to show it to as many people as possible. If we have visits from 10-20 potential buyers, I will be very happy. And we will see what price they are prepared to pay!

I firmly believe it is worth significantly  more than €350,000, especially if we sell it as a furnished apartment. But we shall see. 

One other interesting thing is that I read everywhere that there may be a financial collapse - and that the value of currency could fall. Smart people are buying gold and silver to protect themselves from potential losses. One other option for someone with a few hundred thousand euros to spare would be to buy high-quality property in some highly desirable location. Can I recommend 4, Quai St Pierre in Toulouse!
